Summary
We are seeking a Director of Maintenance who will oversee and manage all maintenance operations of the Northampton Housing Authority in accordance with Massachusetts public housing requirements, applicable regulations and internal policies. This role provides leadership, planning, organization and supervision for all maintenance activities across the authority's properties.
Responsibilities:
Daily Operations and Work Management
- Meet with maintenance staff every morning to review work orders, assign tasks and ensure clear communications of priorities.
- Monitor work order progress and ensure timely, high quality completion.
- Oversee vacant unit turnover, ensuring units are ready within 30 days or less, except in cases of approved rehabilitation.
Maintenance Oversight
- Direct and coordinate all technical maintenance, repair, installation, alteration and construction activities.
- Ensure compliance with all Housing Authority maintenance policies and procedures, revising and updating them as needed.
- Maintain preventive maintenance programs for buildings, systems and equipment.
Staff Leadership
- Evaluate employee performance regularly and provide coaching, guidance and accountability.
- Maintain staff scheduling, leave requests, training needs and workforce planning.
- Foster a positive, safe and productive team environment.
Regulatory and Industry Engagement
- Ensure all maintenance activities comply with state and federal regulations, including EHOLC and HUD requirements
- Participate in relevant trade groups, professional associates and industry training to stay current with best practices.
Qualifications
- 3-5 years experience preferred
- Construction Supervisor's License preferred
- Bachelor Degree but not required
- Strong leadership and supervisory skills
- Knowledge of building systems, maintenance operations and public housing requirements
- Ability to plan, schedule and prioritize a high volume of maintenance work
- Excellent communications and team coordination abilities
- Strong understanding of safety protocols and regulatory compliance
