Position Overview
Usonia Partners is seeking a Senior Acquisitions Associate to join our Saratoga Springs office. This individual will work directly with the principals and play a critical role across sourcing, underwriting, due diligence, financing coordination, and transaction execution for manufactured housing acquisitions nationwide.
This is a high-responsibility role within a lean and rapidly growing investment platform. The Senior Associate will have direct exposure to brokers, lenders, equity partners, operators, and ownership while helping execute the firm’s acquisition and portfolio growth strategy.
The position is designed as a long-term seat within the investment team, with meaningful upward mobility and increasing responsibility based on performance and contribution.

Core Responsibilities
• Source, evaluate, and underwrite manufactured housing acquisition opportunities across the United States
• Build and maintain detailed acquisition, financing, and sensitivity models
• Analyze historical operating statements, rent rolls, utility structures, home inventory, and occupancy trends
• Evaluate market fundamentals, competitive supply, demographic trends, and long-term housing demand drivers
• Assist in structuring debt and equity capital stacks for acquisitions
• Coordinate due diligence efforts with third-party consultants, lenders, legal counsel, surveyors, engineers, and property management teams
• Prepare investment memorandums, lender packages, and investor presentation materials
• Identify value creation opportunities including occupancy growth, infill expansion, utility recapture, rent optimization, POH-to-TOH conversion strategies, and operational efficiencies
• Manage acquisition pipeline tracking and transaction timelines
• Participate in negotiation and closing processes
• Develop and maintain broker, lender, and industry relationships
• Monitor manufactured housing industry trends, financing markets, and transaction activity

Candidate Profile
• Bachelor’s degree in finance, real estate, business, or related discipline
• 2–4 years of real estate acquisitions, underwriting, or investment experience required
• Direct experience with manufactured housing, multifamily, self-storage, or other income-producing real estate preferred
• Prior experience coordinating agency debt financing is a plus
• Strong financial modeling and quantitative analysis capabilities
• Advanced proficiency in Microsoft Excel and PowerPoint
• Strong written and verbal communication skills
• Ability to independently assess investment risk and evaluate complex transactions
• Highly analytical, detail-oriented, entrepreneurial, and self-directed
• Comfortable operating in a fast-paced, performance-driven environment
• Experience utilizing AI tools such as ChatGPT, Claude, or similar platforms to enhance research, underwriting, and productivity preferred
• Demonstrated integrity, accountability, and ownership mentality
