Job Description:
The Director of Facilities is responsible for the upkeep and maintenance of SUNY System Administration owned buildings located in Albany, NY. The Director is responsible for supervising the physical plant operations including all buildings and grounds, utilities, and energy management systems in order to provide a safe, healthy, and comfortable environment for all staff. The individual in this position is responsible for the scheduling and supervision of maintenance and repair activities, contracted services, and custodial services, and ensuring the physical operation of the building meets budgetary and strategic objectives for all owned facilities throughout New York State.
Duties And Responsibilities
- Oversee the maintenance, cleanliness, and safety of all facilities, making necessary improvements and updates. Schedules and supervises maintenance workers engaged in building and grounds upkeep and repair; responsible electrical, plumbing, heating, air conditioning, and ventilation services.
- Plans, coordinates, and implements programs and projects related to the maintenance, repair, and modernization of all owned or leased facilities, landscaping and grounds, and utility systems.
- Supervise and provide leadership to the Capital Construction Program team, offering guidance and direction throughout all phases of capital projects. Proactively identify and address challenges to ensure projects are delivered on time, within approved budgets, and in compliance with applicable policies and standards.
- Regularly assess staff performance to identify areas where additional training may be required, ensuring they have the necessary knowledge and skills to perform their job functions effectively and safely.
- Evaluate and select contractors and vendors for facility projects and maintenance work.
- Collaborate with various departments to ensure that facilities meet the needs of staff and visitors.
- Develops, revises, and updates facilities management policies and procedures.
- Contributes to strategic planning by evaluating and projecting future facility needs and proposing options to achieve them.
- Responsible for ensuring the compliance of occupational health and safety standards and trainings for staff.
- Serves as administrator responsible for facility safety and meeting physical ADA compliance standards.
- Prepares specifications for physical plant projects; estimates costs of equipment, materials, labor, and supplies; prepares bid specifications for projects, equipment, and contracted services; oversees site and building projects performed by outside contractors.
- Maintains and develops records, information, and inventory systems related to building maintenance and preventative and predictive maintenance programs, utility systems and selected maintenance equipment.
- Develops and monitors the departmental budget; orders equipment and supplies; and oversee inventory management while ensuring optimal and ethical use of available resources.
- Exercises sound fiscal stewardship by practicing ethical spending habits and conducting periodic self-audits to ensure transparency, compliance, and effective resource allocation.
- Develops specifications for cost-effective energy management systems; supervises the operations, maintenance, and repair of such systems.
- Ensures the proper disposal of hazardous and controlled wastes in compliance with regulations and guidelines; works directly with outside agencies such as OSHA and local and state health departments as required.
- Ensure compliance with all relevant laws and regulations related to facilities management.
- Maintain accurate records and documentation related to facility operations.
- Provide regular reports to senior management on facility status and improvements.
- Provide on-call coverage outside of business hours on a routine rotation basis and for building emergencies.
Job Requirements
Required Qualifications:
- Ten (10) or more years of progressively more responsible experience in physical plant maintenance, with three (3) or more years of supervisory experience, or combination of education and experience commensurate with the requirements of this position.
- Strong knowledge of facility management best practices and industry standards.
- Excellent leadership and interpersonal skills.
- Proficiency in budget management and financial analysis.
- Effective problem-solving and decision-making abilities.
- Strong communication and negotiation skills.
- Knowledge of safety and emergency preparedness protocols.
- Ability to work effectively in a team-oriented, collaborative environment.
Additional Information
- Salary is dependent on a variety of factors, including but not limited to, experience, education, training, and certifications. The range for this position is $115,000 - $130,000 annually.
- The anticipated start date for this position will be August 17, 2026.
