Position Summary: LiveWell Group (LWG) is seeking a highly experienced Controller to provide operational leadership and oversight of the company’s financial functions. Reporting directly to the President and CEO, the Controller will oversee financial administration of our real estate and property management operations. This role involves managing financial reporting, budgeting, forecasting, and compliance, and ensuring operational efficiency of our property portfolio. The ideal candidate will have a strong background in real estate finance, accounting practices, and property management. The Controller will be responsible for the financial and operational oversight of the following business lines:
● LiveWell Brokerage: Assist with aspects of acquisitions and dispositions, property marketing budgets, site selection cost analysis, financial modeling, and real estate development activities. Ensure financial alignment with project feasibility and long-term strategic goals, including tax implications.
● LiveWell Construction: Manage financial oversight of construction management activities, including budget controls, cost management, and monthly bank requisitions.
● LiveWell Communities: Supervise the financial operations of the property management division, including revenue management, expense controls, forecasting, and resident service cost analysis.
● LiveWell Energy: Direct the financial management of the community solar energy platform, including revenue generation and operational expenses. Assist with assessment of financial impact of sustainability initiatives such as EV-charging stations and electrification of heating systems.
Essential Duties and Responsibilities:
· Develop and manage the financial planning and analysis process for property management operations.
· Prepare monthly, quarterly, and annual financial statements, ensuring accuracy and compliance with GAAP.
· Oversee accounts payable and receivable, general ledger, and payroll functions.
· Monitor cash flow and provide timely reporting on financial performance to senior management.
· Coordinate annual budgets and forecasts, working closely with property managers to assess property performance.
· Conduct financial analysis to support strategic decision-making and investment opportunities.
· Ensure compliance with local, state, and federal regulations, as well as company policies.
· Manage relationships with external auditors, tax advisors, and financial institutions.
· Implement and maintain financial controls and procedures to safeguard company assets.
Skills and Educational Requirements:
· Bachelor’s degree in accounting, finance, or related field; CPA or CMA preferred but not required.
· Meaningful experience in accounting/finance, with a focus on real estate or property management.
· Strong knowledge of real estate accounting and financial reporting principles.
· Proficient in accounting software and Microsoft Excel; experience with property management software is a plus.
· Excellent analytical and problem-solving skills.
· Strong attention to detail and ability to work under tight deadlines.
· Effective communication and interpersonal skills, with the ability to collaborate across departments.
Desired Attributes:
· Skilled in preparing, reviewing, and reconciling consolidating journal entries across multiple entities.
· Strong understanding of intercompany transactions and eliminations during consolidation.
· Experience analyzing the owner’s capital accounts and recognizing the impact of distributions, contributions, and retained earnings.
· Adept at identifying discrepancies in cash and equity accounts and resolving them promptly.
· Proficient in coordinating with finance leadership to align cash management strategies with broader business objectives.
· Demonstrated accuracy and attention to detail in month-end and year-end close processes.
· Ability to translate the company’s vision and mission into actionable financial and tax plans.
· Proactive and results-oriented mindset with a strong work ethic and a commitment to excellence.
